When this Weston builder reached out to us, they were about two weeks from drywall and needed the insulation done right the first time. The homeowners had already invested heavily in the build and weren’t interested in cutting corners on the envelope — they wanted something that would actually hold up in South Florida’s heat and humidity for the long run.

We went with closed-cell spray foam throughout the exterior walls and the entire underside of the roof deck. Two inches in the walls gets you to R-13 with a vapor retarder built right in, so there’s no separate barrier to worry about. The roof deck got three inches, which brought the attic up to R-20 and turned it into a conditioned unvented space — no more hot attic dumping heat into the living area all day. After we wrapped up, the blower door test came back at 2.1 ACH50. Code allows up to 7.0, so the building was nearly sealed tight. The homeowners called us after their first summer electric bill and said it was 38% lower than what their neighbors in the same development were paying.
